SELLING YOUR HOME - Putting your home on the market

Thinking of selling your home? Two important starting points choose a good estate agent and choose a good solicitor. It can make a difference between a quick sale or slow sale or even a sale at all!

Before putting your home on the market you will need to commission a Home Information Pack (HIP).  We prepare our own home information packs so can offer competitive prices.  It is always worthwhile comparing the price of the home information packs we prepare with your chosen agent.    See our separate HIPs factsheet for details.

It is helpful to consult us well in advance of an offer being accepted on your property.  By doing so we will be able to provide you with a full quotation, obtain your written instructions and let you have the Sellers’ Property Information form and Fittings and Contents form for completion so that a draft contract can be issued as soon as a purchaser has been found.

These forms are quite in depth and you will appreciate the additional time in completing them so far as you are able before an offer is accepted. 

The Fittings and Contents form and Sellers Property Information form will be sent to the buyer giving information about the property and a list of what fittings and contents are included in the sale price (and what is available for separate negotiation).

It can take up to 14 days for an estate agent to confirm to us details of the sale and it makes sense to save this time by instructing us early so the initial paperwork is ready rather than waiting for confirmation from the agents.
